Yes. Most home inspectors are not pool experts and do not go in the water. They only look from the deck. We focus only on the pool and go underwater with SCUBA so we can see things they can’t.

What do you look at?

Do you have to drain the pool?
No. We stay in the water and inspect everything with SCUBA. The pool does not need to be drained, which saves water, chemicals, time, and money.
How long does the inspection take?
Most inspections take about 1.5 to 3 hours, depending on the size and complexity of the pool. We take the time needed to do a careful check and answer your questions.
How much does it cost?

How should I get the pool ready?
Make sure the pool is filled to the right level, the system has been running if possible, covers and big floats are removed, and we can easily get to the pool area. Having any recent repair or service records handy also helps.

We explain what we found, where it is, and how serious it looks. We tell you what it likely means and what kinds of repairs are usually needed. This helps buyers and sellers talk and decide what to do next.
How do I get the results?
You get a written summary of what we saw, with clear notes and pictures on any issues. With your okay, we can also share it with your real estate agent or other people involved in the deal.
Can you work in bad weather or in the off-season?
We can work in cooler weather and light rain, but not in storms, lightning, or unsafe conditions. The pool needs to be clear enough to see underwater. If the weather is unsafe, we’ll reschedule.
Does this mean the pool will never have problems later?
No. Our inspection shows the condition of the pool on the day we visit. It greatly lowers the chance of big surprises, but like any part of a home, a pool can still develop new issues over time.
